What is real estate visualization?

As already mentioned, this is a video film about the house or apartment. The recordings are made with a 360-degree camera and then processed into a coherent film that can be controlled by the viewer. If a property is offered with the note “virtual tour” or “3D viewing,” it is an exposé that includes real estate visualization. As a seller, you can find interested parties more quickly, and as a buyer, you save time on viewing appointments, as you can “walk through” the property online at your leisure before deciding to view it in person. Real estate visualization gives the viewer the opportunity to view a house or apartment at their leisure and enjoy the advantage of a 360° perspective from any location.

Would you like to get a feel for the ceiling height or see what it's like to walk around a corner and enter the next room? With real estate visualization, you can experience an online tour tailored to your needs. You can linger anywhere and, with a click of the mouse, look up, to the right or left, and into the next room. The fact is that this form of virtual tour provides a better understanding of the living space, the room layout, and the special features of the property. A floor plan gives you a bird's-eye view of your dream property. People with good visual imagination can convert the drawing into images. Unfortunately, however, photos and floor plans do not convey the feeling that ultimately determines the purchase decision. The 360° view, where you are in control and can adjust your viewing angle as needed, helps you decide whether you want to view a property in person. This saves you time, saves the owner time, and also gives the real estate agent time advantages thanks to the digital 3D tour.

Why real estate visualization increases sales opportunities

Today's real estate market is supraregional and requires a rethink. Interested parties from further afield will first opt for a virtual tour before considering an on-site appointment. High-priced properties in particular, but also an increasing number of rental apartments, are now being marketed using real estate visualization. This has the advantage that the potential buyer feels they are being treated courteously and can check before an on-site appointment whether the property meets their requirements and whether it corresponds to their expectations. During the online tour, visitors can see all the details that you would otherwise have to publish in detailed texts and illustrations in the property description. No description is as plausible as the view that a prospective buyer can get from a visualized property that can be viewed online in 360°.

Is the 3D tour suitable for all properties?

Even though real estate visualization is primarily used for exclusive and supra-regional properties, you can make all properties more interesting with a 3D tour. Since video recordings with a 360° camera are more expensive, you should weigh up the pros and cons. A 3D tour is recommended for all apartments and houses that have an unconventional layout or special features. For very inexpensive properties, an exposé with a floor plan and a detailed description is sufficient. Real estate visualization is possible, but would not be economically efficient in terms of cost and benefit.
