Even before a viewing, the exposé determines whether a property is attractive or not. An exposé is no longer just a description, but rather the calling card of the property for sale. A visually appealing, clear, and, above all, informative exposé is one of the most important tools in real estate sales.

When preparing an exposé, minimum criteria should be observed to ensure that certain information is included, namely:

A site plan for precise location. Photos of the property to give an impression, with exterior and interior shots of the property being advantageous. A floor plan containing information about the layout and floor space. Details about the room layout and number of rooms. Information about a basement and/or a possible parking space. Information such as the year of construction, condition, and amenities. Details about energy consumption, energy source, and an energy performance certificate.

A high-quality exposé not only makes the property more attractive. It also increases the number of prospective buyers and directs the sales offer to the right target group. In addition, it prevents unnecessary viewing appointments, which often occur when the property has not been described in a meaningful way. This results in disappointed prospective buyers and higher brokerage costs due to inefficient viewing appointments. What makes a good exposé?

Attractive photos that show the property from all angles and also depict the interior and the surrounding land increase the perceived value. The photos should be taken in daylight and be clear and sharp. Distorted, too dark, or blurry images are often the first reason why prospective buyers do not pay further attention to the exposé. It is also important to show the rooms realistically in terms of size and layout and, ideally, to include dimensions. The exposé text is the second important component. It must maintain the interest already generated by the photos. Therefore, a text tailored to the target group is essential. In other words, a text that is geared towards the potential buyer group. After all, a house in the countryside or on the rural outskirts of a city will naturally appeal to a different target group than a modern townhouse or a loft in the city center. It is important that the exposé is written in an appealing way. Informative and engagement-oriented. Prospective buyers do not usually find a mere list of facts satisfactory. Rather, the exposé should make the potential buyer want to view and possibly purchase the property as soon as they read it. The overview should compile all the important facts about the property and provide the buyer with sufficient information so that they have no unanswered questions. This will encourage them to arrange a viewing. All important details about the property, such as the sale price, size, number of rooms, floors, year of construction, condition, living space, and land area, as well as facts about energy consumption and heating, should be included in the exposé, along with information about any defects. This is because undisclosed defects that only become apparent during the viewing can cause mistrust on the part of the buyer. This can result in the property not being purchased at all, or at least in the price being negotiated down significantly. A realistic asking price also helps to generate interest in the property. Exposés with no price or with a negotiable purchase price are too uncertain for prospective buyers and are more likely to be ignored.
